About 97% of all home buyers use the internet in their home search; of these, 76% use their mobile device or tablet. They’re always connected and reaching out for someone to help them find their home. Interestingly, though, only 57% of Realtors® use social media apps daily. According to the National Association of Realtors®, the top lead-generating tech tools are social media (52%), CRM (31%), MLS sites (28%), and email marketing tools (21%). There is a lot of potential with social media! The top social media platforms for networking are Facebook (95%), Instagram (52%), LinkedIn (48%), YouTube (24%), and Twitter (19%). It shows that the majority of people still use Facebook for real estate, so this is the platform you want to focus on if there is only one that you want to start. But due to the nature of Instagram focusing on images and decor, it makes a good fit for real estate, too.

Here are a few tips to create better videos:
Add Captions - This way your audience can view our video even when they don’t have the ability to have the sound playing.
Lighting needs to be on point.
Always include a Call To Action (CTA).
Keep it short and sweet - people have very short attention spans.
Don’t feel like you have to have a script - Just relax and have fun.
Use #hashtags. This is the best way to get your information out to those that are not already following you. It is important to include some broad hashtags such as #realestate but they also include more location-specific tags such as #luxeomnidayton
Stories - These are shorter versions of videos but can be used to highlight a new property listed (or coming soon), or to celebrate a client’s new home purchase. You don’t need to post daily on your feed, but it is recommended to post at least once per day on your stories.
Go Live! - This might seem daunting because you can do a retake, but only 12% of videos are live and they typically get double the engagement! This is a perfect way to interact with your followers in real-time. This would be perfect for a live tour of a coming soon house to generate a buzz. Live is particularly helpful to get your followers involved and ask questions. Walking through a house that is soon to be listed is a perfect way to get someone interested in seeing more and they can interact with you too.
With a good handle on your social media, there is no limit on the number of people you can touch. Don’t miss out on this relatively inexpensive way to generate leads.
